Aliansce Shopping Centers (ALSC3) opens Parque Shopping Maceió

Rio de Janeiro, November 07, 2013 - Aliansce Shopping Centers S.A. (Bovespa: ALSC3) announces the opening today of Parque Shopping Maceió, located in the city of Maceió, in the state of Alagoas. Aliansce owns 50% of the property, and has as its partner Multiplan Empreendimentos Imobiliários S.A. The mall has 37,581 sqm of GLA, and the Company increases its owned GLA by 18,790 sqm, reaching 428.7 thousand sqm.

The asset's opening marks Aliansce's entrance in yet another state capital in the Northeast, in a city with approximately 1.1 million people in its Metropolitan Area (source: IBGE 2010). Parque Shopping Maceió is located in the city's growth vector, in an area with low density of shopping centers.

The site contains a total area of approximately 200 thousand sqm, and the project includes future construction of residential and commercial buildings surrounding the mall. Aliansce's net investment was nearly R$ 105.6 million. NOI at share expected for the 3rd year is R$16.4 million with a cap rate of 15.5%. We project a real and unleveraged IRR for the project of 18.8% per year. Aliansce is responsible for the development, management and leasing of the mall.

Parque Shopping Maceió opened with 95.3% of its total GLA already leased. The mall features 163 stores and 1,800 parking spaces. The property opens with a diversified tenant mix, with the best brands of the national retailers, including anchors such as C&A, Renner, Riachuelo, Lojas Americanas, Magazine Luiza and 9 cinema screens of the operator Cinesystem. Parque Shopping Maceió will bring the first location in Alagoas of important chains, including Tok & Stok, Outback Steakhouse and Le Biscuit, as well as Livraria Leitura's first megastore in the state.
