Corelogic : It was a cool summer in Anaheim for homebuying

Nov. 10--Homebuying in Anaheim in the third quarter could not keep pace with the countywide summertime sales activity.

Using CoreLogic data, we compared recent sales patterns for all residences in the July-to-September period vs. results the year-ago period. Sales in Anaheim sales fell as 682 residences were purchased this year vs. 687 a year ago. That's a loss of 0.7 percent vs. an increase of 2.2 percent countywide.

Neighborhood trends in Anaheim for the third quarter from CoreLogic's report:

Anaheim ZIP code 92801 -- 82 homes sold in the most-recent period vs. 93 a year ago. That's a sales loss of 11.8 percent. Median selling price of $504,000 vs. $459,854 a year ago, a gain of 9.6 percent.

Anaheim ZIP 92802 -- 57 homes sold in the most-recent period vs. 57 a year ago. That's flat vs. last year. Median of $562,000 vs. $500,000 a year ago, a gain of 12.4 percent.

Anaheim ZIP 92804 -- 142 homes sold in the most-recent period vs. 154 a year ago. That's a sales loss of 7.8 percent. Median of $538,000 vs. $519,807 a year ago, a gain of 3.5 percent.

Anaheim ZIP 92805 -- 116 homes sold in the most-recent period vs. 116 a year ago. That's flat vs. last year. Median of $512,500 vs. $479,869 a year ago, a gain of 6.8 percent.

Anaheim ZIP 92806 -- 44 homes sold in the most-recent period vs. 46 a year ago. That's a sales loss of 4.3 percent. Median of $598,500 vs. $568,916 a year ago, a gain of 5.2 percent.

Anaheim ZIP 92807 -- 143 homes sold in the most-recent period vs. 138 a year ago. That's a sales gain of 3.6 percent. Median of $642,000 vs. $635,015 a year ago, a gain of 1.1 percent.

Anaheim ZIP 92808 -- 98 homes sold in the most-recent period vs. 83 a year ago. That's a sales gain of 18.1 percent. Median of $642,500 vs. $527,504 a year ago, a gain of 21.8 percent.

Eight countywide trends from the summer quarter vs. a 2016:

1. Prices were up in 75 of 83 Orange County ZIP codes compared to the previous year.

2. Sales rose in 38 of 83 ZIPs vs. year-ago period.

3. Builder sales were up 16.7 percent from a year ago.

4. In the 27 least expensive ZIP codes -- median sales price at $610,000 and below -- sales fell 1.9 percent compared to a year ago.

5. In the 27 priciest ZIPs -- median sales price beginning at $775,000 and higher -- sales rose 10.7 percent vs. a year ago.

6. In the nine Orange County ZIP codes with median above $1 million, sales totaled 693 homes, up 3.27 percent vs. a year ago.

7. In the county's 16 beach-close ZIP codes, sales rose 7 percent vs. a year ago.

8. Seven ZIPs with median prices under $500,000 had total sales of 553 homes. A year ago, 11 ZIPs had medians under $500,000 with 967 sales. That's a drop of 43 percent in a year.
