(Dallas, Tex. - July 31, 2015) The Dallas office of Duke Realty Corporation (Duke Realty), a leading nationwide REIT (Real Estate Investment Trust) specializing in the ownership, management and development of bulk industrial facilities, is developing a 589,362-square-foot, build-to-suit bulk industrial building for Shippers Warehouse, Inc. (Shippers), one of the largest third-party logistics providers in Texas. Shippers' new facility is being constructed on a 32-acre, rail-served site in Prime Pointe, a 3,000-acre industrial park at I-45 and East Wintergreen Road surrounding the Union Pacific (UP) Dallas Intermodal Terminal in South Dallas. The groundbreaking for the facility is planned for Friday, July 31, 2015 at 10:00 a.m. at the site on West Wintergreen Road.

This transaction gave our companies the opportunity to work together again and come up with a solution that meets Shippers' need and time frame for a high-quality, modern facility with direct rail access in one of the Dallas metro area's most dynamic industrial hubs."

Prime Pointe is a 3,000-acre, master-planned industrial park in Hutchins and the Dallas County Inland Port that offers rail access as well as superior highway connectivity via a four-way interchange at Wintergreen Road and I-45. Shippers' build-to-suit distribution center will be located on the north side of West Wintergreen Road and have two points of access. The cross-docked building's features include 32′ clear heights, a 7,000-square-foot office, and 56′ x 54′ typical column spacing. Spacing will increase to 60′ x 54′ at the dock bays. Ninety-four (94) 9′ x 10′ dock doors with levelers, bumpers, seals, lights and restraints and five (5) direct-served rail doors on the north side will be incorporated into the building. Spaces for 128 cars and 183 trailer spaces will be on-site, as well as 185′ truck courts. To provide Shippers with direct rail service, UP will serve the building off a spur from the UP main line that runs through the Dallas Intermodal Terminal.
