(Indianapolis, Ind. - May 13, 2015) Integrated Distribution Services (IDS), a provider of supply chain solutions for e-commerce and direct-to-consumer retailers, announced that it has chosen Browning/Duke Realty to build its new fulfillment center and corporate headquarters in AllPoints Midwest, a bulk industrial park being developed by the two companies. Scheduled for delivery in early 2016, the 450,738-square-foot facility is being built to IDS' specifications on a 28.2-acre site in the Plainfield, Indiana business park, an area that is fast becoming a hub for companies involved in cutting-edge logistics and e-commerce business.

"Due to our continued growth, we began looking for a facility for our expanded fulfillment operations, as well as one to accommodate our fast-growing transportation services group. It was our desire to remain in the southwest submarket because of the transportation options available with I-70, I-465, Indianapolis International Airport and close proximity to the Avon intermodal yard," said Mark DeFabis, IDS' Chairman. "A location in AllPoints Midwest allows us to continue to effectively serve our customers, retain our existing workforce and have access to a strong labor pool for future growth. Our company has had a long relationship with Browning/Duke Realty, and we knew that they would be able to deliver a building custom designed for our needs within our aggressive time frame."

"We are pleased that IDS has chosen AllPoints Midwest and Browning/Duke Realty to develop its new facility. Our land position and ability to deliver a build-to-suit facility in less than six months enabled us to meet IDS's requirements for a large block of space in a submarket where availability is limited," said Mark Hosfeld, Vice President of Leasing and Development for Duke Realty's Indiana operations. "Our build-to-suit capabilities are increasingly proving to be a good solution for companies with specific warehouse needs and relatively short delivery schedules."

"AllPoints Midwest has so much to offer companies looking for space given its location in this key industrial hub, available transportation options and access to a strong workforce. The park is well-served by public transportation as well via the Central Indiana Regional Transportation Authority (CIRTA) route with stops throughout AllPoints Midwest," added John Hirschman, President and CEO of Browning. "We look forward to having IDS join the other companies that have chosen AllPoints Midwest for their operations and enjoy its logistics advantages."

Representing IDS in its location search and ultimate site selection and negotiations were Pete Quinn, SIOR; Andrea Hopper; and Jimmy Cohoat of Cushman & Wakefield | Summit.

One of the newest and largest modern bulk distribution parks in the Indianapolis area, AllPoints Midwest, which is being jointly developed by Duke Realty and Browning, includes 958 acres of land with a planned 13.6 million square feet of bulk distribution buildings. IDS joins the growing number of fulfillment centers that have opened in the park over the last few years and led to Indianapolis becoming one of the nation's largest fulfillment center locations according to the Indianapolis Star.

The park also offers unparalleled intermodal transportation opportunities in the Midwest. Located near the Indianapolis International Airport, Interstate 70 and CSX Railroad's Avon intermodal yard, AllPoints Midwest companies benefit from improved shipping speed and reliability and avoid the Chicago intermodal rail bottleneck with intermodal rail service to and from most major markets.

IDS's new facility will be located on AllPoints Parkway. The Browning/Duke Realty precast concrete building will include 32′ clear height, a TPO energy-efficient roofing system, 140′ truck court and parking spaces for 250 automobiles. A 15,000-square-foot office will be incorporated into the building, and interior walls will be added so that a portion of the building can be air-conditioned for food-grade use. The building also will include 37 ‒ 9′ x 10′ dock doors and three drive-in doors.

To-date, Browning/Duke Realty has developed five buildings in All Points Midwest totaling 3.8 million square feet, all of which are 100 percent occupied. The partnership also has a 936,510-square-foot, speculative building, which is known as AllPoints Midwest 6, under construction that is slated for delivery in June. Approximately 475 acres laid out for eight additional development sites remain in AllPoints Midwest.

Parties interested in leasing space in AllPoints Midwest 6 or build-to-suit or preleasing opportunities are invited to contact Duke Realty at 317.808.6000 or Browning Investments at 317.344.7300.
