(Columbus, Ohio - Aug. 12, 2015) The Columbus office of Duke Realty Corporation (Duke Realty), a leading nationwide REIT (Real Estate Investment Trust) specializing in the ownership, management and development of bulk industrial facilities, has announced that it is building a new 482,300-square-foot bulk warehouse in the intermodal campus of Rickenbacker Global Logistics Park (RLGP). RLGP is a 1,576-acre, multi-modal industrial development with highway, air and rail connectivity southeast of Columbus, Ohio, being developed through a partnership between Duke Realty, Columbus Regional Airport Authority and Capitol Square, Ltd.

Prior to the start of construction on the speculatively developed building, INNO-PAK, LLC, a designer, manufacturer and distributor of packaging products for North American companies, agreed to lease 53 percent or 253,838 square feet upon its completion. The modern bulk warehouse, which will be known as Intermodal North Building 3, is being constructed on a 33-acre site between Rickenbacker Parkway and Rickenbacker International Airport, adjacent to American Showa's distribution center which Duke Realty recently delivered.

"Interest in Rickenbacker Global Logistics Park has grown as companies are working to identify sites that will help them reduce transportation costs by improving efficiencies," said Art Makris, Vice President of Leasing and Development for Duke Realty's Columbus office. "Its U.S. Foreign-Trade Zone status, overweight hauling designation, and rich transportation infrastructure all combine to give clients a complete package of logistics options and efficiencies."

Robin Holderman, Chief Development Officer of the Columbus Regional Airport Authority added, "The Rickenbacker Global Logistics Park's location adjacent to the cargo-dedicated airport, the Norfolk Southern intermodal terminal, and major interstate highways, including I-70, I-71, and I-270, together create a very direct, efficient route for moving goods to cities throughout the United States."

"Rickenbacker Global Logistics Park is an ideal location for our company because of its strong transportation network," said Keith Wears, Distribution Manager for INNO-PAK. "The distribution advantages this park offers, along with the modern, Class A bulk warehouse space we'll have for our operations, will truly make a difference in our efficiency and ability to better serve our customers."

"While several companies recently have selected Duke Realty and RGLP for their build-to-suit warehouses, there are other companies that need warehouse/distribution space quickly and can't wait 9-12 months for a build-to-suit facility," added Makris. "We want to be able to meet their needs as well. Even with INNO-PAK's lease, Intermodal North Building 3 will allow us to offer more than 228,462 square feet of move-in ready, first-class space for clients with immediate needs."

Construction on Intermodal North Building 3 began in July with delivery slated for early 2016. The precast concrete, cross-docked building will have 33'6" clear height after the first column, 54′ x 50′ bay spacing with 54′ x 60′ spacing at the dock bays, and 48 - 9′ x 10′ dock doors with levelers, bumpers, seals and lights. Surrounding the building will be 214 car parking spaces, 24 trailer staging spaces and a 135′ truck court.

Parties interested in leasing remaining space in Intermodal North Building 3 or build-to-suit or prelease opportunities in Rickenbacker Global Logistics Park are invited to contact Mr. Makris at 614.932.6015.

About Rickenbacker Global Logistics Park

Located just southeast of Columbus, Ohio, Rickenbacker Global Logistics Park is accessible from I-270, I-71, I-70, Highway 23 and Highway 33. To further aid in the efficient movement of product, Rickenbacker Parkway and other roadways within Rickenbacker Global Logistics Park have been designated as Loaded-to-Capacity zones. This designation enables companies with a special intermodal hauling permit to operate overweight vehicles or move overweight loads within RGLP. By maximizing container capacity, companies can increase load volume by up to 20 percent. The park is also a designated Foreign-Trade Zone which offers companies potential advantages when it comes to customs entry procedures and import duties. RGLP is being developed through a partnership between the Columbus Regional Airport Authority, Capitol Square, Ltd. and Duke Realty.
