(Bryn Mawr, Pa., and Indianapolis ‒ Nov. 5, 2015) Duke Realty, an Indianapolis-based commercial real estate developer, will soon begin developing a 100,300-square-foot, nearly $35 million medical office building (MOB) - the first of several major upgrades that Main Line Health is planning for its Bryn Mawr Hospital campus.

The four-story Main Line MOB will be located at 130 S. Bryn Mawr Ave. in Bryn Mawr, which is about 11 miles northwest of Philadelphia. Development will begin in February 2016, and completion is anticipated in February 2017.

Main Line officials say the new MOB and other major construction and renovations on their Bryn Mawr campus are needed to modernize their facilities, expand healthcare services for the growing Philadelphia area and meet the communities' future medical needs.

The MOB will house a 24,000-square-foot ambulatory surgery center, In addition, Main Line Health primary care services will occupy 13,000 square feet of the facility, and an additional 10,000 square feet of auxiliary space will be available to meet Main Line's future needs. The rest of the space will house third-party health care practices and independent physicians. The facility is being designed to meet Core and Shell Leadership in Energy and Environmental Design® (LEED) Certification as designated by the United States Green Building Council. The MOB will be owned by Duke Realty Bryn Mawr Development LLC.

In addition to the MOB, Bryn Mawr Hospital is embarking on a $200 million modernization project on its main campus, which is expected to be complete in the spring of 2018. This will include development of a 203,000-square-foot patient care pavilion that will enable the hospital to convert from a mix of private and semi-private rooms to all private rooms. The pavilion also will house 54 new medical/surgical beds, a new 18-bed critical care unit and 12 new operating rooms. Work has also begun on an expansion of a parking garage on the site.

The architect for the MOB project is the Philadelphia office of Francis Cauffman and the general contractor is Health Sciences Construction Group Limited of Exton, Pa.
