Cypress Village to Begin Major Renovation JACKSONVILLE, Fla., Dec. 19, 2014 - With Florida aging faster than the rest of the nation, Jacksonville's largest continuing care retirement community is launching a nearly $10 million renovation to meet the demands of baby boomers who are becoming seniors as well as its current residents. The project will bring a new level of elegance to independent living apartments at Cypress Village. Work is schedule to begin in January and is estimated to be completed in the spring of 2015. Cypress Village is located at 4600 Middleton Park Circle East, Jacksonville. It is a Brookdale senior living community.
Florida has America's largest proportion of residents age 60 and above, according to the state's department of elder affairs, which says its median age of 40.7 is America's highest. By 2030, seniors will represent over 40% of the state's population compared to about 24% now. The projections reflect the impact of aging baby boomers currently living in Florida as well as those expected to move to the state when they retire.

"We are already receiving inquiries from people in that demographic who are exploring their retirement options," said Ty Morgan, executive director of Cypress Village. "What they seek in terms of choice and lifestyle is different than previous generations. We are making this major investment so we can lead the way in fulfilling these demands."

Components of the project include a complete exterior and interior renovation of the community's main tower, which houses 56 independent living apartments on seven floors. Its top story will be converted to offer 14 luxury penthouse units with water views and custom upgrade options such as wood floors, granite countertops, crown moldings and stainless steel appliances. The 42 apartments on the other levels will also encompass a range of amenities, including a choice of interior finishes, open floor plans, enclosed utility rooms and stackable washer-dryers, depending on the individual unit. All of the apartments will be either one or two-bedroom, with a selection of three floor plans for the former and two floor plans for the latter.

In addition to a new fitness center that recently opened in the community, other amenities will also be added to enhance the campus. The current café/bar is being expanded to include an outdoor veranda with fire pits overlooking a lake. The space will become more energy-efficient through installation of new high-efficiency sliding glass doors and windows. In addition, the exterior of the entire community will be sealed with a water resistant material to seal to add to the efficiency and all patio railings are being replaced for a more modern, cohesive look.

This project is the most recent in a series of substantial enhancements its parent company Brookdale has made to Cypress Village since acquiring it in 2005. Brookdale has already invested $15 million in adding more assisted living apartments, establishing a memory care program, creating a state-of-the-art healthcare and rehabilitation center, and performing a variety of upgrades throughout the community. With 776 units total, Cypress Village is the area's largest continuing care retirement community. It offers independent living, assisted living, memory care and skilled nursing as well as every housing option available including single family homes, attached duplexes and one, two or three bedroom apartments Cypress Village is adjacent to the Mayo Clinic.
