Foncière des Régions in Lyon: the launch of Silex² and an investment partnership with Assurances du Crédit Mutuel

Foncière des Régions announces the launch of the Silex² project in Lyon Part-Dieu, France's second- largest business district. This 30,900 m² redevelopment programme, including a 15,600 m² extension, is one of the flagship projects in the renovation of La Part-Dieu and a new showcase for Foncière des Régions' know-how. Representing a total investment of €166 million, this project, for which letting is underway, will be delivered in late 2020.

As a key player in office real estate, Foncière des Régions has a historical presence in the Lyon metropolitan area. Foncière des Régions has owned a plot of land at the heart of the La Part-Dieu district since 2001, which was previously occupied by the EDF and ENEDIS (formerly ERDF) teams. In 2014, it decided to embark upon an ambitious regeneration programme for this plot.

Silex1and Silex2, an urban regeneration project

This regeneration comprises two projects: Silex1, the demolition-reconstruction of a 10,700 m² premium office building delivered in early 2017 and already fully leased to BNP Paribas, Nextdoor and Axxes, and Silex2, the transformation of the former EDF tower into an ultra-connected building housing 30,900 m² of offices and services. This programme aims to provide La Part-Dieu with a unique office offering, combining high-quality space, innovative services, technical performance and flexibility to meet users' needs.

Buoyed by the success of the operation to lease Silex1and given the solid fundamentals of the office market at La Part-Dieu and the dynamic economy in the Lyon metropolitan area, Foncière des Régions is launching the Silex² project without prior lessees.

Work will begin by the end of the year with delivery scheduled for late 2020.

30,900 m² of offices and services, a new premium benchmark in Lyon

Situated 200 metres from the Lyon Part-Dieu railway station, the complex will comprise two buildings with a capacity of 2,500 people. Under the Ma Architectes and Arte Charpentier banner, the architectural concept has been designed to renovate and extend the existing tower, a landmark in the Lyon skyline, thereby enabling the increase of its surface area. Consisting of both working spaces and living spaces focused on collective efficiency, Silex² will offer its occupants a wide range of services: a company restaurant, cafeteria, convenience store, waited table service brasserie on the 21stfloor, a multi-service concierge facility, a 140-seat auditorium, a wellness area and, on the ground floor, an active 300 m² commercial area integrated into city life.

Silex², an innovative complex in tune with companies' new needs

Responding to new expectations and ways of working, Silex² will in particular offer flexible office and coworking spaces, designed and managed by Foncière des Régions. These spaces, demonstrating the Group's ability to design innovative solutions adapted to customers' expectations and their transformation requirements, will be available to the tower's occupants and their ecosystems, as well as to start-ups and VSEs in the local area. With HQE Excellent and BREEAM Excellent certification, Silex² will offer 1,700 m² of terraces and landscaped areas designed notably to provide agricultural urban spaces. Lastly, all services provided at Silex² will be grouped together in a single mobile app that will enable users to manage the comfort of their workstation from their smartphone.

Silex² is currently being considered by a number of potential users with whom discussions are underway. BNP Paribas RE, CBRE and Cushman & Wakefield are working together to market the complex.

Foncière des Régions has also announced the sharing of the Silex1and Silex2buildings with Assurances du Crédit Mutuel under a 50,1%/49,9% investment partnership.
