Fortum is proposing to the City of Espoo that its office high-rise, now due for refurbishment in the Keilaniemi area of Espoo, be converted to residential use as part of the City of Espoo's redevelopment of the Keilaniemi area. If the plans are realised, Fortum would give up its current head office premises and would lease space in the new office premises to be built in the same area.

The international company's head office needs facilities that can be modified based on the needs of employee and project work and electronic communications and video conferences, for example. The Keilaniemi area redevelopment plans include new office facilities suitable for Fortum's needs, and thus Fortum would remain domiciled in Espoo.

Repurposing Fortum's high-rise and using the undeveloped lot for residential construction would significantly improve the development of the Keilaniemi metro area into a dynamic urban area. Building urban housing in the maritime setting would enable the diverse development of services, increase the enjoyability of the area, and make the area more usable for the residents than if the area were to have just office capacity. The construction of a metro line and a Keilaniemi metro station supports the diversification of the use of the area.

Converting Fortum's office high-rise to residential use would be in line with the principles of sustainability and modern urban living: refurbish the building to optimise the use and expand the urban waterfront area to residential use. Refurbishment will bring the building's energy- and usage-efficiency up to modern standards. Additionally, redevelopment of the Keilaniemi area would have a significant impact on the economy and labour market.

Fortum is assessing the development of its head office premises together with Ilmarinen, the construction company Hartela, and SATO.

Fortum's head office premises at Keilaniemi - Background information for media:

Fortum's 84-meter-high office building in Keilaniemi is an Espoo landmark and one of Finland's tallest buildings. Construction of the tower started in 1973 and it was taken into use in 1976. The building, designed by the Castrén-Jauhiainen-Nuuttila architectural firm for Neste Oy at the assignment of President and CEO Uolevi Raade, has been playfully called Raade's Tooth. When Imatran Voima and Neste merged to form Fortum, the head office functions were centralised into the Keilaniemi high-rise. The building is now due for refurbishment.

In addition to the high-rise, Fortum's head office premises also include the adjacent Keilalampi office building, which was taken into use in 1994.

A total of about 1,350 people work in the premises.
