Le Cristallin, Factor 4 benefits

Gecina is delivering, in Boulogne-Billancourt, the first 'Factor 4' office building.


While France has made a commitment to reduce its greenhouse gas (GHG) emissions by 4 by 2050, Gecina is delivering, on the eve of COP21, the first 'Factor 4' office building, with its CO2 emissions divided by 4 following its redevelopment.



Exemplary and innovative 'Factor 4' redevelopment


Le Cristallin has been created following the complete redevelopment of a 1960s building.


From an environmental perspective, Le Cristallin has achieved and even slightly exceeded its Factor 4 target. The results of the Dynamic Energy Simulation, carried out on all areas of consumption, show that CO2 emission levels have been divided by 4.5 compared with the original building. The thermal and acoustic performance levels delivered by the facade, which has been completely rebuilt, have also enabled it to achieve dual HQE Exceptional and LEED Platinum certification, as well as the BBC energy efficiency label for redevelopments.


From a technical perspective, this redevelopment, designed by the architects Zündel and Cristea, is truly outstanding. While retaining the original building's concrete framework, Gecina has successfully developed the building's design, introducing effective innovations: creating new space by rebuilding the full-glass facade, optimizing lighting and comfort for users, ensuring optimum flexibility for the platforms to accommodate innovative workplace organizations, etc. This work has made it possible to increase the building's usable space by 10%.


Strategic location


This 11,500 sq.m building, to be delivered in early 2016, is ideally designed for a user's corporate headquarters. The site's future employees will be able to benefit from ideal working conditions: exceptional location next to Pont de Sèvres metro station in Boulogne and the future Grand Paris Express network station, natural lighting, 360° views from the end of each platform, top-floor terrace with panoramic views of Paris, high level of services: company restaurant, cafeteria, local shops, etc.
