Now it's time to build. While your home is under construction, you'll make draws from the construction loan to cover the costs. Your Home Loan Specialist will help you navigate this part of the process.

The steps for building a home may vary from region to region; here is list of common steps that happen during construction:

  1. Prepare site and pour foundation and 1st inspection.
  2. Framing - walls, floors and roof.
  3. Rough plumbing, electrical and HVAC and more inspections.
  4. Install insulation.
  5. Complete drywall and interior textures; start exterior finishes.
  6. Finish interior trim; install exterior driveways and walkways.
  7. Install hard-surface flooring and countertops; complete exterior grading.
  8. Finish mechanical trims; install bathroom fixtures.
  9. Install mirrors, shower doors and finish flooring; finish exterior landscaping and a final inspection.
  10. Final walkthrough.

Building a home is an exciting time, and often home builders decide to alter their original plans or upgrade certain materials during the process. Keep in mind you'll need to cover the cost of these upgrades or eliminate features from your plan to cover the increase. Remember, the original loan amount can be reduced before your permanent financing is in place, but it may not be increased.
