  • Hispania obtains investment grade BBB- credit rating from Standards & Poor's, confirming its leadership as first resort REIT in Europe.
Madrid, 8thMarch 2017.- Hispania obtains investment grade BBB- long term credit rating, with stable outlook fromStandard & Poor's Global Rating ("S&P"). S&P highlights Hispania's exposure to the international vacational tourism industry, in which Spain is world leader. S&P contemplates a stable growth in the Spanish tourism given its strong fundamentals, in which they highlight the weather, the security, the infrastructures and the high connectivity among others. Furthermore they emphasize the quality and excellent location of Hispania's hotel assets, which make a unique and irreplaceable portfolio protected by its high entry barriers, such as the coastal laws or the moratoriums of specific locations such as the Canary Islands.

S&P additionally highlights the fact that Hispania benefits from the high stability of its rental contracts with tear one operators, which accumulate an average of 12 years compulsory rental period, as well as from the high fixed component of its rents, which enables cash-flow visibility and stability over the coming years.

Lastly S&P highlights Hispania's dominant market positions in Spain as the largest hotel REIT and in Europe as the largest vacational hotel REIT.
