IGUATEMI OPENS IGUATEMI RIBEIRÃO PRETO MALL

São Paulo, September 30, 2013 - Iguatemi (Iguatemi Empresa de Shopping Centers S.A.) [Bovespa: IGTA3], one of the largest fullservice companies in the Brazilian shopping mall sector, announces the inauguration of the Iguatemi Ribeirão Preto Mall, in the city of Ribeirão Preto, in the interior of the state of São Paulo.

About the Iguatemi Ribeirão Preto Mall

In September 30, Iguatemi inaugurated the Iguatemi Ribeirão Preto mall, a milestone for the city of Ribeirão Preto, bringing several pioneer operations for the region, a complete mix of tenants and differentiated architecture.
The new mall has a total GLA of 44,100 sqm, in a plot of land of 100,000 sqm with a high potential for expansion and to build commercial towers. It is located at one of the main growth vectors of the city, the Vila do Golfe. Iguatemi Ribeirão Preto will be part of this upscale development composed by the mall, 17 commercial towers, 25 residential towers and hotels. Vila do Golfe is a planned neighborhood whose characteristics value quality of life, with wide streets, underground wiring, green areas and a high standard school.
The tenant mix, which was carefully designed to fit the needs of the region, includes pioneer operations such as: H.Stern, Topshop, Coach, DVF, Hugo Boss, Etna, Cecilia Dale, Paquetá Esportes, Cobasi, Bodytech, Studio W, and many others. Beyond that, Iguatemi Ribeirão will also be a center of dining and entertainment in the city, with restaurants like Coco Bamboo and Varanda Grill, 17 fast food operations and a Cinepolis, with VIP rooms.
We expect that Iguatemi Ribeirão mall will generate an IRR of 17.0% (real and unleveraged), and an NOI of R$ 32.0 million in
2014 and R$ 55.5 million in its 5th year of operation (real estimates).

It is important to mention that due to contract escalations, estimates of NOI are growing over its first five years of maturation and estimates for stabilized NOI (5th year) remain unchanged. Iguatemi has a 88.0% stake in the project.
