PATRIZIA Immobilien AG has begun to close one of the last remaining gaps of the former Berlin Wall. Construction for "MEINE MITTE" has begun with the first excavation works on the former Wall section at Alte Jakobstrasse 48a to 52 in the Mitte district. Between Alexanderplatz, Checkpoint Charlie and Moritzplatz, PATRIZIA together with KSP Jürgen Engel architects is developing the urban residential complex with 102 high-quality owner-occupied apartments in a unique green park setting in the heart of the capital. Construction is set to be completed by 2016. The investment volume amounts to approximately EUR 40 million.

The "MEINE MITTE" residential complex is arranged optically in five houses, which will create individual addresses for the inhabitants. The spectrum of apartments ranges from comfortable 1- to 2-bedroom apartments from 33 square metres, to generous 4- to 5-bedroom apartments of up to 110 square metres, which are suitable for both owner-occupiers and investors. The apartments on the ground floor are the biggest units with 174 square metres and large city centre gardens.

"A particular highlight of the project will be the almost unbroken view of the neighbouring park-like green spaces, which will be largely preserved and remain accessible via a public thoroughfare," commented Sven Göller, Head of Real Estate Development Germany North at PATRIZIA. This clear view is rare in the centre of Berlin. At the same time, the project is "in the heart of the action". "Here, where the Wall once stood, a new lively city district has developed in which many creative businesses and diverse inhabitants - the typical Berlin mix - have settled."

All apartments will have ceiling heights of around 2.70 metres, floor-level windows and generous gardens or balconies, loggias or roof terraces, and will be fitted with oak parquet flooring and underfloor heating. An underground garage with around 50 parking spaces will provide ample parking. Space for bicycle stands and pushchairs will also be available. As a KfW Efficiency House 70, "MEINE MITTE" is in line with modern energy standards and has been pre-certified silver for its sustainability by the Deutsche Gesellschaft für Nachhaltiges Bauen (German Sustainable Building Council - DGNB).
