On behalf of CBRE Global Investors, Savills jointly with CuthbertWhite, has secured three new tenants at Charlotte House on Two South Charlotte Street, Edinburgh taking the newly refurbished office scheme to 75% let since it launched in March 2014.

On the fourth floor, which extends 3,067 sq ft (285 sq m), digital and brand consultancy Emperor has agreed to a new 10-year lease. Meanwhile Occupancy Marketing Ltd, the internet marketing specialist for hotels, travel & tourism has agreed to a new 10-year lease on the third floor whilst Booking.com Ltd will occupy the second, also for a 10-year period. Both floors comprise circa 3,200 sq ft (300 sq m) of good quality, open plan office accommodation.

Savills and CuthbertWhite are marketing the remaining refurbished suite, which extends to 3,300 sq ft (307 sq m) on the first floor, at a quoting rent of £25 per sq ft (£270 per sq m).  An additional 1,700 sq ft (158 sq m) on the fifth floor will be coming to the market at the end of the year following a full refurbishment of the space. Located on the top floor, the suite boasts excellent views of Edinburgh Castle and Princes Street.

Alix Mills of CBRE Global Investors comments: "Charlotte House is located in a prime city centre location and the standard of refurbishment is reflected in the speed at which we have secured tenants for three of the four newly-refurbished floors. With an ever tighter supply of quality, open plan stock in Edinburgh core city centre, the first floor of Charlotte House is one of the few available suites and has already attracted interest from a variety of occupiers. We look forward to attracting further tenants to the building, and thank our joint agents for their efforts in securing a superb tenant 'line up' to date."

Noel O'Connor, from Emperor, adds: "Following a period of growth, we wanted to secure a new studio that offers not just flexibility and functionality but style too. The fourth floor of Charlotte House offers just that and sits in a prime city centre location with excellent views of Edinburgh Castle. We look forward to welcoming clients to our new home."

Emperor was represented by JLL whilst  Knight Frank acted on behalf of Booking.com Ltd.  Occupancy Marketing Ltd was represented by CuthbertWhite, with Savills representing the landlord in this instance.
