Clowes Developments, represented by Savills, has pre-let a 30,000 sq ft (2,787 sq m) bespoke transport depot at Castlewood Business Park in Derbyshire to Middlebrook Transport.

The family-run professional haulage company specialises in the transportation of steel and is relocating from Alfreton after outgrowing its existing site which has been sold for residential redevelopment. Construction of the new property is scheduled to commence at the end of October.

The deal follows the 100,000 sq ft (9,290 sq m) pre-let of a manufacturing facility at Castlewood Business Park to furniture retailer Parker Knoll, which is due for completion in November this year.

Located at Junction 28 of the M1, the Park has attracted considerable interest and more than 1 million sq ft (92,900 sq m) of industrial space has already been built for local, regional and national occupiers including Co-operative Food, Alloga UK (UDG) and Midland Aerospace. A number of plots which can accommodate buildings between 30,000 sq ft (2,787 sq m) and 230,000 sq ft (21,367 sq m) are still available.

James Richards of Clowes Developments comments: 'We have secured a deal to bring Middlebrook Transport to the Business Park. The depot will complement the site and provide both current and new occupiers with an opportunity to use the facilities for any HGV or MOT testing they require. This kind of amenity on the park is always a benefit and we look forward to working with Middlebrook over the next six months to deliver the building for them.'

Rick Bromley of Middlebrook Transport adds: 'Relocating to Castlewood is a big move for us and we have been helped by Clowes Developments all the way. It is a prime location and we look forward to a long future there.'
Savills acted jointly with FHP. Middlebrook Transport was unrepresented.
