A South Australia childcare centre has sold for $6.325 million to a local investor, representing another example of the growing demand for early learning centres across the country.

Tenanted by G8 Education Limited on a 15-year term with four five-year options to renew, the 1,170sq m property at 381-387 Prospect Road, Blair Athol, generates $384,000 per annum in net income.

Savills Australia's Peter Isaksson and Rino Carpinelli brokered the deal on behalf of Accord Property after receiving interest from about 50 investors.

'Many of the enquiries came from Adelaide-based buyers who are seeking high-quality investments on long-term secure leases to add to their existing portfolios,' Mr Isaksson said.

'The key drawcard of the property was its security of income from the 15-year lease to G8 Education Limited, a publicly listed childcare provider.'

The sale price reflects a yield of 6.07 percent.
