The renewal of a former Villawood social housing estate is moving ahead with a call for expressions of interest for a redevelopment that could also kick-start the revitalisation of the town centre.

Today, Family and Community Services Minister Pru Goward announced the opening of an Expression of Interest (EOI) process for mixed-tenure development of the 15,000sq m Kamira Court site.

The former estate located at 2 Kamira Avenue, in the heart of the Villawood Town Centre, adjacent to Villawood train station is just 3km south-east of Fairfield Town Centre. The 15,207sq m* vacant site, is available for redevelopment via EOI.

The release of the Kamira Court site is part of the NSW Government's Communities Plus program that will deliver much needed, well located social housing providing social housing tenants with access to education, training and local employment as well as transport, shops and health services.

The site will be redeveloped as an integrated community of social, affordable and private housing. The social housing component (up to 30% of the total yield) will be owned by LAHC and managed by a Community Housing provider.

According to Stuart Cox, Director, Residential Site Salesat Savills Australia, who has been appointed alongside colleague Neil Cooke to sell the asset, 'This an outstanding opportunity for the private or not for profit sector to redevelop a significant urban renewal site set in the heart of a well-established Sydney residential precinct in close proximity to local shops and Villawood Station.

'The project carries the potential to drive the transformation of the area into a vibrant and attractive urban hub with its own definable character and 'soul'.

'There is a considerable shortfall of one and two-bedroom dwellings within the Fairfield LGA and whilst there are healthy levels of new development in Fairfield, there are currently no new unit developments within Villawood, an area of significant opportunity for developers,' he continued.

It is intended that Respondents who are shortlisted from this EOI process will then be invited to submit a proposal as part of a Request for Proposals (RFP) in Mid 2018.
