International real estate advisor Savills has advised Assura plc on the purchase of the long leasehold investment at The Shrubberies Medical Centre, South Woodford from a private vendor, advised by Kinsbury Consultants, for £1.33 million, reflecting a net yield of 5.4%. The medical centre, which totals 3,180 sq ft (295 sq m), is let on a 15-year lease to a number of doctors who occupy the surgery.

In addition, Savills has also sold the freehold investment at The Surgery, Overton for £960,000, reflecting a net initial yield of 5.65%. The medical centre has an unexpired term of nine years to a number of doctors. It was purchased in an off-market deal by Assura Plc.

Alex Crawley, associate director at Savills, comments: 'These deals reflect the continued strength of medical centre investments and the on-going appetite for long leased income with good property fundamentals.'
