Announce Operating Statistics for April 2017 Contracted Sales amounted to RMB6.22 billion

Operating Statistics for the month ended 30 April (unaudited)*

(May 4, 2017 - Hong Kong) Shimao Property Holdings Limited ("Shimao Property" or the "Company", together with its subsidiaries, the "Group"; stock code: 813) is pleased to announce certain unaudited operating statistics of the Group for the four months ended 30 April 2017.

In April 2017, the Group's contracted sales value amounted to approximately RMB6.22 billion (April 2016: RMB5.63 billion) and the contracted GFA amounted to 360,644 sq.m. (April 2016: 444,658 sq.m.). The average selling price for April 2017 was RMB17,247 per sq.m.. The Group's aggregated contracted sales value amounted to approximately RMB26.78 billion and aggregated contracted GFA amounted to 1,634,076 sq.m. for the four months ended 30 April 2017, representing year-on-year increases of 56% and 19% respectively. The average selling price for the four months was RMB16,387 per sq.m..

The Group's new launches in April included Hefei Shimao Jade Mansion, Jinan Shimao Skyscraper City, Nanjing Shimao Bund New City, Shishi Shimao Skyscraper City, Jiangyin Shimao Dragon Bay etc. These projects all received great responses. Demand spillover effect from higher-tier to lower-tier cities was very obvious in the property market, for example, Quanzhou Shimao Zimaofu and Quanzhou Shimao Hi Dream achieved strong sales benefitting from the spillover of the red-hot property market in Xiamen. Regarding financing activities, the Group obtained approval from China interbank association on 25 April to issue asset-backed notes with a registered amount of RMB6.5 billion. This is going to be the first public issuance of commercial properties related product in the China interbank association. This move has enriched China's assets securitization market, diversified the Group's financing channels, lowered cost of funding, revitalized fixed assets, while reflecting the Group's quality asset portfolio at the same time.
