Sumitomo Corporation (Head Office: Chuo-ku, Tokyo; President: Kuniharu Nakamura) will develop a up-to-date logistics facility with a total floor space of about 84,000 square meters in Midori-ku, Yokohama City, Kanagawa. The facility, tentatively named 'SOSiLA Yokohama Kohoku,' will be Sumitomo Corporation's fourth logistics facility in the Tokyo metropolitan area. The completion of construction and start of operation are slated for the fall of 2017. The asset value upon completion is estimated to be approximately 30 billion yen.

The area where the facility is to be built has good highway access, being 5.1 kilometers from the Kohoku Interchange of the Dai-San Keihin Highway and 5.6 kilometers from the Yokohama Aoba Interchange of the Tomei Expressway. Meanwhile, the Kohoku Interchange of the Yokohama Kanjo Kita-sen (Yokohama North Loop Line) is scheduled to open in 2017 and that of the Yokohama Ring Northwest Route is to open in 2021, which will allow the facility to gain close access to Tokyo Port and Haneda Airport. Locating the facility in this area will also ensure it has access to pools of potential employees in adjacent to the premise. These factors combine to make the area tremendously valuable, in that the planned site is conveniently located so as to shorten the distance between companies and consumers, thereby potentially serving as the optimal solution to the 'last mile'(note 1) problem. With its superiority as a distribution center to destinations in the western part of the metropolitan area, the site is particularly suitable for businesses that make frequent deliveries to this area, such as mail-order businesses, convenience stores and supermarkets.

The facility is equipped with ramp ways that allow 40-feet-container trailers to be driven directly into the building for unloading on each of the first to third floors. Moreover, it is a state-of-the-art, multi-tenant(note 2) logistics facility, designed with added convenience for distribution purposes. It has ample space for standby trucks and many other features to meet a wide variety of needs.

On the occasion of the decision to develop this logistics facility, it was also decided that logistics facilities to be developed by Sumitomo Corporation will all be marketed under the brand name of 'SOSiLA,' along with the slogan, 'Logistics Facilities connecting People and Society.' Our logistics facility development business will from now on be conducted under this new brand both in Japan and abroad.

The brand name 'SOSiLA' is derived from Sumitomo Corporation's business concept of offering value via logistics facilities (Logistic Aspect), which is based on the following three keywords: sociability (connection with society), sustainability (environmental consideration and sustainable growth), and individuality (consideration for people and the work environment).

SOSiLA Yokohama Kohoku will be the second new logistics facility developed under the brand name of SOSiLA, following SOSiLA Narashino Akanehama III (tentative name, scheduled to be completed at the end of September 2016, four stories with a total floor space of 39,000 square meters).

Sumitomo Corporation is planning to develop logistics facilities valued at 30 billion yen each year in the Tokyo metropolitan and Osaka areas. These facilities are intended to be sold, one by one upon completion, to real estate funds established by Sumisho Realty Management and other corporations.

(note 1) The 'last mile': The last segment connecting companies to consumers
(note 2) Multi-tenant: Multi-tenant facilities are highly versatile logistics facilities designed to accommodate multiple tenants
