SHKP announces YOHO MALL retail flagship
Redefining shopping in the North and West New Territories

Sun Hung Kai Properties Limited (SHKP) announced that it will name the flagship mall in its integrated Yuen Long development YOHO MALL. The project will have more than 1.1 million square feet of gross floor, making it the largest shopping complex in the North and West New Territories. It is above the Yuen Long MTR station and will offer the most diverse choice of international brands to create a new destination for shopping and leisure in the region. YOHO MALL will echo the urban YOHO image and elevate shopping with an innovative Refined ‧ Redefined concept. Leading restaurants will open in the third quarter of this year as part of the nearly 200 outlets.

Sun Hung Kai Real Estate Agency General Manager (Leasing) Henry Lam introduced the concept and features of the project at a naming ceremony. He said: "SHKP has a wealth of experience in developing integrated projects over the past three decades, including many shopping landmarks across the city like New Town Plaza in Sha Tin, V City in Tuen Mun, Mikiki in San Po Kong and APM in Kwun Tong. The YOHO MALL retail flagship will be part of the YOHO project comprising residential accommodation plus hotel and retail space. The mall will open in the third quarter to meet demand from the development and larger market. Sun Yuen Long Centre is currently in the final stage of renovations and will be merged with new sections to form the 1.1-million-square-foot YOHO MALL. The project will offer a wide array of leisure and shopping options comparable to New Town Plaza, forming a shopping corridor spanning east to west."

The Planning Department's Projections of Population Distribution 2014-2023 announced in December 2014 predicts that Yuen Long will have the highest proportion of young and working age residents in Hong Kong with consumers between 20 and 44 accounting for 38% of the population in the district. The large population in the North and West New Territories and surrounding areas, as well as proximity to the Bao'an International Airport and major infrastructure projects, will give YOHO MALL a large consumer base. The project is expected to attract over 150,000 visitors daily when the first phase opens, providing SHKP with over HK$200 million in revenue in the first year.

Mr Lam added: "A clear positioning and understanding of customer flow are critical to large shopping mall developments. The Chinese name for YOHO MALL reflects the originality and distinctive lifestyle presented by the project, highlighting the transformative power of this new leisure and shopping destination in energizing the modern lifestyle. The Refined.Redefined YOHO MALL will cleverly blend greenery with an urban lifestyle and carefree shopping to set a new benchmark and its circular logo underlines the mall's role in creating a new life cycle in the region.

World-class restaurants opening in third quarter

YOHO MALL will be the largest shopping complex in the North and West New Territories with 1.1 million square feet of gross floor area. The three-storey mall will house over 300 retail units ranging from 600 to 20,000 square feet, targeted at young consumers between 20 and 44.

The mall will open in phases starting from the third quarter. The first phase will take up 600,000 square feet and feature a diverse portfolio of 200 renowned merchants. One of the biggest highlights will be a 30,000-square-foot outdoor gourmet promenade. The first phase will house over 30 international fine dining spots; nearly 90% of which will be in the North and West New Territories for the first time to offer locals and visitors a brand-new face of dining.

International fashion designers will also have a presence at YOHO MALL, making it the hottest destination for local trendsetters. Over half of the retail space will be taken up by fashion outlets and 40% of the fashion stores opening in the third quarter will be new to the region.

YOHO MALL will be divided into various theme zones to meet the demand for high-end, specialized shopping options. The traveller's zone will feature seven leading travel agencies offering complete vacation choices for young adventurers. The sports concept store will be the first pro shops in town with ProRunning, ProBasketball and ProSoccer all by Gigasports offering professional products and service for sports enthusiasts. The ultimate one-stop experience will be completed by home appliance and lifestyle brands.

Another highlight will be 150,000 square feet of landscaped area and a piazza. A 5,000-square-foot outdoor space with giant LED screen will be available for promotional events making the project an eco-friendly, all-weather destination for exciting experiences.

Superb transportation to attract visitors from across Hong Kong

The project is over the Yuen Long MTR station and easily accessible via 30 transport routes connecting other parts of Hong Kong and the Light Rail network. The prime location is expected to attract the over 1.5 million consumers in Yuen Long, Tuen Mun, Tsuen Wan, Sheung Shui and Fanling, and 1,500 parking spaces complemented by an intelligent parking assist and vehicle search system will make for better, convenient and efficient shopping.

Good response with 90% take up

YOHO MALL's tenant mix is being finalized, and Henry Lam said that Yuen Long will have the most promising consumer population over the next decade. The lack of large malls in the region also boosts YOHO MALL's development potential. SHKP began developing residential projects in the district years ago and its extensive experience adds further value to the development. The support of various leading brands is recognition of YOHO MALL's unique advantages, and SHKP will work closely with the tenants to build the next regional shopping hub.

The project has been well received by the market and is now 90% leased. The extension section is scheduled for completion by the end of next year, at which time YOHO MALL will welcome more international fashion, beauty and jewellery outlets plus Hong Kong's largest IMAX cinema to make it the top shopping flagship in the North and West New Territories.

The marketing team is applying a global vision and astute sense to optimize the project and supporting facilities with advanced technology, to present people-oriented offerings and service. A lifestyle zone and journey of experience will further enrich the experience for visitors by integrating the new city lifestyle. SHKP has allocated HK$20 million for marketing.
