Hamburg (16 March 2016) - Germany's happiest tenants live in Mecklenburg-Vorpommern. The inhabitants of the state on the Baltic give their housing an average score of 1.9 (A-/B+). By contrast, tenants in Berlin and Bremen are least satisfied with their homes. A population-representative survey by TAG Immobilien AG together with the Technical University of Darmstadt arrived at these conclusions after surveying 2,000 tenants in Germany.

The survey shows that tenants in small to medium-sized cities are more satisfied with their housing situation than those in large cities. For instance, inhabitants of cities with a population of over 500,000 gave an average score of 2.3, while countrified regions did best with an average grade of 2.1. Overall, however, German tenants are quite satisfied with their housing situation: only twelve percent consider it to be bad. Respondents are also satisfied with their surroundings. For example, over 70 percent get on with their neighbours, and three out of four tenants are satisfied with the order and cleanliness of their buildings.

'The results of the survey that show that the housing companies have specifically addressed the wishes of their tenants with targeted offers in recent years,' says property expert Professor Dirk Schiereck of the TU Darmstadt, who added that nowadays it is crucial to acknowledge that singles, families and elderly people have different needs and expectations in connection with housing. This means that you have to keep coming up with new creative and sustainable solutions.

The prevailing tenant satisfaction revealed by the survey is consistent with the experiences TAG has gathered on the ground. 'Especially in the smaller and mid-size cities, we sense that the tenants feel very much at home,' says Claudia Hoyer, the TAG Management Board member responsible for property management. Especially families with children live more comfortably here than in big cities. 'Because the flats are not only cheaper, but also less cramped,' says Hoyer. 'There is more space for living and playing.'

In 'happy' Mecklenburg-Vorpommern, for instance, TAG spent more than two million euros on modernising its portfolio in Rostock. Among other things, the apartment buildings were given a new district heating station, and insulation was installed in the basements and upper floors. 'This will have a positive effect on heating costs in the next few years,' says Hoyer. And in Schwerin, the company focused on a senior-friendly conversion of its flats. The idea: to enable existing tenants to live comfortably in their own homes into old age, and hence to minimise age-related fluctuation.
