(Indianapolis, Ind. - March 14, 2014) The Indiana chapter of NAIOP, a commercial real estate development association, has recognized Indianapolis-based developer Duke Realty with a "Best Office Development of the Year" award for a 274,000-square-foot building it developed on the Eskenazi Health campus in downtown Indianapolis. The facility, known as the Fifth Third Bank Building, serves as the main office building for Eskenazi Health physicians and staff.

Duke Realty, Eskenazi Health and Health and Hospital Corp. of Marion County (HHC) forged a creative public-private partnership to cost-effectively develop and finance the office building located at 640 Eskenazi Ave. It's conveniently connected to the new 11-story Sidney & Louis Eskenazi Hospital on its new 37-acre campus. The office building is jointly owned by Duke Realty and HHC and leased solely by HHC, which operates Eskenazi Health, one of the largest public hospital systems in the nation.

"Amid the massive changes taking place in the healthcare sector, it's more important than ever for health systems, especially public, non-profit systems, to find ways to cut costs while also growing their business and staying competitive," says Keith Konkoli, Duke Realty Senior Vice President, Healthcare. "It's also essential for them to keep their facilities high quality, up-to-date and consumer, physician and staff-friendly. Eskenazi Health, Health and Hospital Corp. of Marion County and Duke Realty found a way to accomplish all of this by devising a creative, collaborative public-private partnership that brought a high-quality, cost-effective medical facility to market."

The Fifth Third Bank Building, which was completed in November, houses hospital support functions, including office space for Indiana University School of Medicine faculty physicians. The new facility enables Eskenazi Health physicians and staff to be consolidated on one modern campus instead of being located in multiple offices throughout Indianapolis.

The design of the office building and hospital complex features wide open, light-filled spaces and access to nature, and focuses on patient health and wellness and greater efficiency and collaboration among staff and physicians. The new 37-acre complex has been submitted for Leadership in Energy and Environmental Design® (LEED) Silver Certification from the U.S. Green Building Council, which would make it the first hospital campus in the country to achieve this designation.
