• 313@somerset mall and INSEAD's Leadership Development Centre win highest industry recognition

SINGAPORE, 22 May 2014 - Today Lend Lease picks up five Green Mark awards at Singapore's annual Building and Construction Authority (BCA) Awards, in recognition of its environmentally friendly and sustainable efforts. 313@somerset, the Orchard Road mall managed by Lend Lease, is the first shopping mall in Singapore to be recertified under the BCA Green Mark Platinum Award (under the Existing Building v3 criteria) - the highest recognition in the BCA's benchmarking scheme. INSEAD's Leadership Development Centre, designed and currently under construction by Lend Lease, is also a winner of the BCA Green Mark Platinum Award.

The 313@somerset mall pioneers the green initiative for Singapore retail malls. Besides being the first to be recertified Green Mark Platinum, it leads the way in promoting sustainable behaviour among retailers with Green Lease - a program that provides guidelines and resources to encourage tenants to adopt energy-efficient equipment and materials. It is also the first retail mall in Singapore to reinforce its commitment to sustainability with a performance contract that ensures its air conditioning and mechanical ventilation system's efficiency and performance. Since the implementation of the contract in 2012, electricity consumption at 313@somerset has gone down by 10%.

At Insead's Leadership Development Centre, green features include naturally ventilated lift lobbies, back of house corridors and study corners, and, rainwater harvesting for landscape maintenance.

Three other properties developed, built and/or managed by Lend Lease - GEMS World Academy, Income At Prinsep and Setia City Mall (Malaysia) - were also recognised with BCA Green Mark Awards.

Other properties that Lend Lease manages have also been recognised for efforts in innovation and sustainability. Jem is the first mixed-use development to achieve the Green Mark Platinum award based on the higher version 4 rating, and had also won the Best Innovative Green Building Gold award at MIPIM Asia Awards 2012 for its exemplary and innovative green design features. In Malaysia, Setia City Mall is the first green mall to be awarded both the Malaysia Green Building Index (GBI) Silver Award and the BCA Green Mark Gold Award. It also recently won the Gold Award in the Retail Category at the prestigious FIABCI (Federation of International Real Estate) Prix d'Excellence Awards 2014.

The BCA Green Mark Scheme recognises sustainable and environmentally friendly buildings, and projects are assessed on their environmental impact and performance, including energy efficiency, water efficiency, sustainable management and operation, indoor environmental quality and other green features.

Project notable green features:

313@somerset1 :

First mall in Singapore to promote sustainable behaviour among retailers with the Green Lease. Green Lease provides guidelines and resources to encourage and enable retailers to adopt energy-efficient equipment and materials. The purpose is to illustrate the benefits of the green initiatives to the tenants. Sustainability was incorporated into the mall's early passive design stage. For example, the building was designed with minimum window-to-wall ratio, high performance glazing, vertical greenery and low level building setback for shading, to mitigate solar heat gain.

Setia City Mall1:

  • Thermal comfort meters have been installed throughout the mall to ensure the average indoor air temperature is set at 24⁰C ± 1 for occupants' comfort
  • Low-emissivity glazing shields interiors from radiant heat, yet allows natural day light to penetrate for energy saving
  • First mall in Malaysia to implement Green Lease. Retailers were encouraged to come on board through continual education, where they see the benefits of going green through the use of recycled materials and LED lights
  • A dedicated recycling centre to encourage retailers to recycle their waste to divert these from landfills and appointment of full-time waste management consultant to educate retailers on the merits of recycling

INSEAD Leadership Development Centre:

  • Lift lobbies, back of house corridors and study corner designed to be naturally ventilated
  • Harvesting rainwater in tanks for landscape maintenance

Income At Prinsep:

  • Implementation of energy-efficient and energy-saving measures, such as recovering heat from exhaust air to pre-cool fresh air
  • Roof landscaping, where greenery located at the level 6 roof provides shading and reduces heat gain into the interiors

GEMS World Academy:

  • 100% replacement of potable water for irrigation from rainwater harvesting
