Independent education charity AQA, represented by international real estate advisor Savills, has sold the freehold of its former office in Harrogate town centre to Newby Asset Management Limited for a price in excess of the £4 million guide.

The 28,105 sq ft (2,611 sq m) property, which sits on a 1.33-acre (0.54-hectare) site, has been sold with Permitted Development Rights granted for conversion to residential use. Located on the corner of Springfield Road and the established hub of shops and services on Kings Road, the property is also adjacent to Harrogate's International Conference Centre.

Paul Fairhurst, head of Savills Leeds, comments: 'We are pleased to have completed the sale of AQA's former office to Newby Asset Management. This marks the start of the property's next chapter, as its conversion for residential use will deliver new homes in this sought after town centre location.'

Paul Butterworth of AQA adds: 'Savills contact was most timely and their local market knowledge ensured this sale was a success. It has allowed us to relocate our offices in Harrogate with minimal disruption to our business.'

AQA has relocated to the newly refurbished Windsor House at the junction of Cornwall Road and Clarence Drive in Harrogate. Newby Asset Management was unrepresented.
