DeLclima Investor Day showcases best practice in air conditioning focusing on sustainability and stakeholder collaboration at Aporti Palace.

DeLclima, in collaboration with Hines management, Coima and Studio Planning, explains through the Aporti Palace case its distinctive business model and the drivers of its success to a panel of selected investors and journalists, gathered by Banca IMI.

Milan,16th December 2014: Aporti Palace is a major renovation project in Milan, developed by Hines Italia. Three years after its opening, the building is 100% let, has zero CO2 emission at site, low energy consumption and uses only green energy, thus being an outstanding commercial success and an example of innovation in technical system design and building management.

The HVAC system, designed by Studio Planning and based on Climaveneta (a DeLclima company) INTEGRA heat pumps for simultaneous heating and cooling, plays a crucial role in the project, combining utmost comfort with superior energy efficiency, thanks to its unique heat recovery capability, delivering 30% energy consumption reduction vs standard boiler and chiller solutions.
Building management, performed by COIMA, Hines Italia's facility management company, is the other key element of the project's success. To further improve the building's energy performance Coima, Studio Planning and DeLclima, through its subsidiary Climaveneta, partnered to install the first ClimaPRO plant room optimization system in Italy, which resulted in an additional yearly energy
saving of around 10%.
These characteristics make Aporti Palace a showcase of engineering excellence, so much that it was shortlisted for the prestigious CIBSE Building Performance Award in 2013, but also a brilliant example of DeLclima companies' capability to engage with and add value to all the key stakeholders of the property development.
An ideal location for DeLclima (DLC: IM), the holding controlling Climaveneta, to host its first investor day on the 16th December 2014. Organised in collaboration with Banca IMI, and chaired by DeLclima CEO, Carlo Grossi, the event will combine the site visit with speeches from Paolo Gerosa, COIMA's director, and Gigi Marazzi, StudioPlanning, bringing in the building manager's and HVAC designer's point of view respectively. By elaborating on this example Paolo Bussolotto, Climaveneta Sales Director for Italy, will delve into the logics of the business model, market approach and unique value proposition underpinning this as well as many other DeLclima prestigious installations. By combining different perspectives of the various stakeholders, the event will offer a privileged insight into the drivers of DeLclima's success

FOCUS ON THE BUILDING

Aporti Palace is a major regeneration project in Milan, turning an historical building from the thirties, originally designed as the headquarters for the postal system into a modern prestigious 7 floor multi- tenant office complex. The project preserved the original architectural character of the building, adapting it to comply with high-end modern office building specifications, redesigning the internal
layout and adding one floor. Usability, energy efficiency and sustainability have been key focus areas.

Citterio and Viel's architects created an upper floor as a modern addition to the existing structure, providing a "modern touch" and significantly extending the useful surface of the building and effectively turning an historical building into a premium office space. The original structure has been adapted in order to ensure the best working environment and to comply with the highest modern office requirements. Utmost care was taken in particular for lighting, indoor air quality and the highest comfort. For this a 4 pipe HVAC system has been installed.

To maximize efficiency, solar glazing and automated variable shading reduce energy demand and to meet the cooling and heating energy demand in the most efficient way, the building's 4-pipe HVAC system is based on air-source INTEGRA heat pumps for simultaneous, integrated and independent heating and cooling production. In particular the system is equipped with 4 air source ERACS / Q
2722 / LT / SL units by Climaveneta, optimised for an operating limit down to -10°C external air temperature. The M&E consultants of Studio Planning, chose this solution in order to maximize the energy efficiency of the building and at the same time eliminate on site CO2 emissions. In fact heat pumps are electric driven, not causing any on site emissions, and grant 30% energy reduction compared to traditional gas boiler and air source chiller systems, even the most efficient modern types. The units are installed on the roof of the building in a dedicated shielding for minimum aesthetical impact, maximizing available office space. The Super Low noise version was selected to ensure the minimum acoustic impact.
The building is equipped with an advanced BMS system, but in order to tackle energy efficiency issues in the most effective way, Climaveneta central plant optimization system ClimaPRO has been
adopted. This specific sub-system fully manages the plant room and plays a key role, delivering a further energy consumption reduction. Based on specific algorithms, it ensures additional yearly energy saving of around 10%.ClimaPRO also provides full real time measurement, verification and reporting for the central plant room and powerful diagnostic ,enabling condition based maintenance. ClimaPRO is visible everywhere including from mobile devices and is integrated with the BMS.
