DELAY IN DESPATCH OF CIRCULAR

IN RELATION TO

VERY SUBSTANTIAL DISPOSAL - LAND RESUMPTION

Reference is made to the announcement of Sino Harbour Holdings Group Limited (the "Company") dated 26 March 2021 (the "Announcement") in relation to, among other things, the very substantial disposal in respect of Land Resumption. Unless the context otherwise requires, capitalised terms used herein shall bear the same respective meanings as those defined in the Announcement.

As disclosed in the Announcement, a circular (the "Circular") containing, among other things,

1. further information in relation to the Land Resumption Agreement and the Land Resumption contemplated thereunder; (ii) an independent valuation report in relation to the Resumed Land;

1. the notice contemplated convening the SGM; and (iv) other information as required under the Listing Rules is expected to be despatched to the Shareholders on or before 21 April 2021 in accordance with the Listing Rules.

As additional time is required to prepare and finalise certain information for disclosure in the Circular, the despatch of the Circular is expected to be postponed to a date on or before 21 May 2021.
