[For Immediate Release] CCRE Secures 53rd to 54th Management Entrustment Contracts with Light-Asset Model Projects in Shangqiu and Pingdingshan

(19 September 2017- Hong Kong) -- Central China Real Estate Limited ("CCRE" or the "Company", together with its subsidiaries, the "Group"; SEHK stock code: 832), one of the leading Henan-based property developers announces that on 2 August and 29 August 2017 seperately, Henan Zhongyuan Central China City Development Limited ("CCRE Zhongyuan"), an indirect wholly-owned subsidiary of the Company, entered into management entrustment contracts for developing real estate projects with Shangqiu Hesheng Properties Limited ("Shangqiu Heseng") and Lushan Guiyuan Properties Limited ("Lushan Guiyuan").

On 2 August 2017, CCRE Zhongyuan (as trustee) entered into our 53rd management entrustment contract for a real estate project with a planned gross floor area of approximately 126,000 square meters with Hesheng Investment Holdings Limited ("Hesheng Investment'') (as guarantor) and Shangqiu Hesheng (as principal) for a period of 48 months (the ''Shangqiu Zijing Road Project Management Entrustment Contract''). Pursuant to the Shangqiu Zijing Road Project Management Entrustment Contract, CCRE Zhongyuan has been appointed by Shangqiu Hesheng to undertake the development, operation and management of the real estate project under the management entrustment contract on a land parcel covering the east and west sides of Zijing Road, north of Huashang Avenue and south of Minglun Road in Suiyang District, Shangqiu City, Henan Province of the People'

s Republic of China (the ''PRC'') (the ''Shangqiu Zijing Road Project''), for which CCRE Zhongyuan shall receive a royalty fee and a performance fee in return.

On 29 August 2017, CCRE Zhongyuan (as trustee) entered into our 54th management entrustment contract for a real estate project with a planned gross floor area of approximately 228,000 square meters with Cai Hongbo, Liu Shijie, Liu Dongmin and Zhao Yinli (as guarantors) and Lushan Guiyuan (as principal) for a period of 33 months (the ''Lushan Yaoshan Avenue Project Management Entrustment Contract''). Pursuant to the Lushan Yaoshan Avenue Project Management Entrustment Contract, CCRE Zhongyuan has been appointed by Lushan Guiyuan to undertake the development, operation and management of the real estate project under the management entrustment contract on a land parcel situated to the south of Yaoshan Avenue, west of Ankang Road, north of Sichou Road and east of Luban Road in Chengnan New District, Lushan County, Pingdingshan City, Henan Province of the PRC (the "Lushan Yaoshan Avenue Project''), for which CCRE Zhongyuan shall receive a royalty fee and a performance fee in return.

Mr. Wu Po Sum, Chairman of the Group said, "These five projects are our 53rd to 54th Management Entrustment Contract since December 2015. The approximate total GFA reached 9.48 million sqm. The light-asset projects will continue the direction in achieving the blue ocean strategy and further promote the Group's transformation in light-asset operating model.
