(May 13, 2022) Shimao Group Holdings Limited ("Shimao Group" or the "Company", and its subsidiaries, together the "Group", stock code: 813.HK) is pleased to announce certain unaudited operating statistics for April

2022 as follows:

• The aggregated contracted sales from January to April 2022 amounted to RMB28.15 billion and the aggregated contracted sold area was 1,737,289 sq. m.. The average selling price for the four months ended 30 April 2022 was RMB16,204 per sq. m..
• In April 2022, the Group's contracted sales amounted to approximately RMB6.03 billion and the contracted sold area was 372,022 sq. m.. The average selling price was RMB16,220 per sq. m..

News in brief:

1. The first Yu Hotel was opened in Xi'an
   On April 26, 2022, Yu Hotel Xixian, a hotel of Shimao Star Hotels Group, was grandly opened at the Xixian Cultural and Creative Town on the Fengxi River in Xi'an. Xixian New District was the first national-level new district with the theme of innovative urban development being approved by the State Council and is the only national-level new district in Shannix Province. Yu Hotel Xixian is the first full-servicehighly-rated hotel being opened in Xixian New District. There are 7 Yu Hotels in operation in selected business and leisure tourism destinations now, including Gaobeidian in Hebei Province, Shuyang in Jiangsu Province, JianShui in Yunnan Province, Shanghai ChongMing Island, Huizhou Luofu Mountain and DianZhong in Yunnan Province. Looking forward, Yu hotel will continue to expand into popular cities, promote the integrated development of local cultural and tourism industries, develop diversified branded hotels and present guests with original and unique local culture with an ingenious "Yu" experience.
2. Shimao projects received a number of international design awards
   Recently, Yangzhou Shimao Shine Stars garnered the "Bronze A'Design Award in Landscape Planning and Garden Design" and "Excellence of Built Residential Building category of Asia Habitat Landscape Award" with its installation of landscape space linking tradition and future. The A'Design Award in Italy is one of the largest and most comprehensive design competitions in the world and is known as the Oscar Award of Europe design industry. In addition, the International Design Awards (IDA), with the jury as a selected panel of famous designers and professional media from various disciplines such as architecture, design and fashion, announced the 2021 winners. Nanjing Shimao The Youth Mansion won "Architecture Categories - Honorable Mention" award. Shimao projects stand out among many entries, which has demonstrated the recognition of Shimao projects by design expert teams.
